As a legacy building, the project includes high-design features to activate the trapezoidal corner lot and showcase the commercial, retail and office spaces within. By allowing the unusual shape of the lot and extensive site constraints to inform the design, a strong concept evolved early on.

Constraints:

  • Site required an efficient construction method with the new structure covering most of the buildable area
  • Active driveway required for the adjacent operating business crossing the lot
  • Busy roads on either side of site
  • Riparian zone to be protected
